Overview

We had a client to us here at Empires Building Contractors, with the goal of increasing the value of their semi-detached home in Chichester before selling it. The house was small, and expanding the rear was the only viable option to create more space and make the property more appealing to potential buyers. Our client wanted a high-quality renovation that would enhance the home’s overall appeal, particularly focusing on expanding the kitchen and dining area. Therefore, our team was tasked with constructing a single-storey rear kitchen extension that would not only increase the living space but also add significant value to the property.

Meeting Building Control Regulations

We began the project by following the architect’s detailed drawings, which the client had already arranged. One of the key challenges was the ground composition, as the soil was clay-based and a large tree was located close to the house. To ensure the foundation’s stability, we had to dig down 1.5 meters, deeper than usual, to provide the necessary support in order to adhere to building regulations. Additionally, we had to move a manhole to accommodate the new extension and improve the home’s drainage system, ensuring easier access and avoiding any issues under the floor.

On this rear kitchen extension in Chichester, we included the installation of a modern fibreglass roof, a superior option that is not only longer-lasting but also more visually appealing, with a 50-year guarantee. To maximise natural light in the new kitchen and dining area, we installed a stunning roof lantern and elegant bifold doors, creating a bright and welcoming space. We also blocked up an old window to optimise the layout and aesthetics of the new extension. The result was a much larger, open-plan kitchen and dining area that transformed the living space and significantly boosted the home’s market value.
